Built in the style of the traditional American barn, this two-storey residence is 12 m wide and 24 m long, and features a modular design with portals at 6 metre centres. The portals use Hyspan Structural LVL sections and the floor joists and roof purlins use Hybeam Engineered I-Joists. Both of these products are manufactured by Carter Holt Harvey.

The entire structure was prefabricated in a warehouse. The timber portals were fabricated in sections and then transported to the site, where they were assembled on the slab and lifted into position by crane. The portals were rebated to allow for hidden steel gusset plates at the junctions where the timber changes directions. The base plates were fixed to the cast-in plate holding the timber to the footing. By using an engineered footing system, the portal frame size was minimized. After prefabrication, the lower sections of the portals were sent for LOSP treatment, as the building is located in a termite-prone area.

Tim Gibney and Associates undertakes a wide variety of engineering projects and has established Timber Imagineering, which specializes in the design and fabrication of timber buildings such as this barn-style dwelling.

For Robert Nestic of Timber Imagineering, the reasons for specifying Carter Holt Harvey engineered building products for this project were clear. "We used the Carter Holt Harvey LVL because of the guarantee of supply and material properties," he explains. "LVL has high strength and reliability, is suitable for these types of structures and is available in long lengths and in a large range of sizes."

The timber building system allowed the owner to complete the construction with conventional carpentry techniques, which generated significant cost savings. The use of timber construction techniques for this project not only generated cost advantages but also facilitated the creation of a building that matches the structure originally envisaged by the owner.
