JOINT SEALING SYSTEMS

Joints in the fabric of a building envelope are the inevitable
consequence of the process of construction. All building materials suffer dimensional changes during their lifetime
as a result of induced or inherent factors. Inherent cyclic expansion and contraction caused by changing temperature
and moisture conditions can place significant strain on the interface between structural elements and the accompanying
joint sealing system. All joint sealing systems must be capable of
fulfilling the following requirements to avoid becoming the weak link in the building envelope:

CHALLENGING TRADITION

Prevailing opinion believes that brickwork expansion joints or
concrete panel construction joints be sealed as tight as possible, even hermetically sealed. At first glance this
seems reasonable and is usually achieved by a material which spans across the joint adhering to the appropriate
joint flanks.
Setting aside the problems of cleaning, priming etc. required to achieve a consistent level of performance and
durability, the question must be asked: what additional benefit is being offered by these hermetic seals in what
is otherwise a permeable / breathable structure?
