Roof Expansion Joints and Building Movement Joints by Unison Joints

resort extensive rooftop

Safety and durability are an important consideration in today's building and construction industry. With that being said, the development of expansion joints has safeguarded buildings against structural movements that are caused by a variety of factors. Subsidence, heave, bulging walls, bouncy floors, unappealing cracks, contractions and expansions are just some of the effects of structural movement. These are the result of thermal changes, seismic movement and water infiltration into building structures.

To minimise such effects, expansion joints are incorporated in strategic locations throughout the building. These locations include foundations, concrete slabs, walls, frameworks, columns, floors and roofs. Roof expansion joints are generally a flexible closure designed to reduce the effects of building movement or stress on a roof system. Major specifiers like civil engineers and architects will require roof expansion joints to be parallel with the building's structural movement joints, or in areas where significant movement is likely to occur.

The areas where roof expansion joints must be considered to be installed in are the following:

  1. Where the structural or building movement joints are provided
  2. Where the changes in deck types and direction occurs
  3. For building designs with unique shapes or extensions
  4. Areas where differential movement between vertical walls and roof deck can occur
  5. Isolated areas where excessive vibration may happen
  6. Buildings where significant building movement might transpire due to thermal conditions, soil condition, high winds or seismic activity
