The trouble with just about any below-ground structure is moisture. It doesn't get enough ventilation, and this can lead to structural problems in the long run. The Chadstone Shopping Centre required a new car park; however, it was partially below ground. To ensure that moisture would not penetrate the car park's wall, Aquaproof Dual was used.

This multi-layer waterproofing membrane comes with a non-woven polypropylene protective layer, bentonite, and high-density polypropylene. The primary waterproofing is the responsibility of the tough HDPE membrane, meanwhile, the bentonite clay is expandable and affords self-sealing reassurance in hydrostatic conditions. The latter can actually expand 10x its original thickness so it can prevent water that may go past the HDPE layer.
