Project Description:
This $65 million Queensland Government development consists of a total of 11 stories, including 3 parking levels, 1 mixed use level and office levels. The building has achieved a 5 Green Star Office Design.

The building, with the original concept design by Project Services handed over into a D&C contract, has a total floor area of approx 20,000 m2 and is a concrete framed structure with block, curtain wall and light weight construction infill. At street level the building effectively activates the streetscape towards the corner and draws the pedestrian into the high ceilinged foyer with its bio wall and the adjacent coffee shop. Shade providing canopies produce electricity and visibly collect rainwater. A large back-lit glazing feature wall proudly announces its Sunshine Coast origins with a laminated image of the Pandanus plant.

Green Star points are claimed for recycled content in steel and concrete, whilst highly efficient mechanical systems, double glazing, efficient day-lighting systems and activation of the thermal mass all contribute to its excellent energy efficiency. Efficient mono-crystalline photo-voltaic panels on the roof produce emission free energy for use in the building to further increase the overall efficiency. Rain water harvesting is maximized and the water is used for non-potable internal use, as well as for the cooling towers and landscape irrigation.
