Trending Lower: Australian Building Approvals Remain Low Despite a Slight Bounce in 2019

Building approvals are mandated for any future developments as they declare public safety, welfare, and environmental protection. They require an extensive project plan to be submitted and discussed with building officials, followed by considerable inspections to ensure that the structure complies with current building rules and regulations.

A major decline in Australian building approvals in 2019 negatively impacts the ongoing construction of houses and buildings. According to the experts, this will weigh heavily on Australian economic growth in following years, particularly in terms of jobs for builders and tradesmen.

As recently released by the Australian Bureau of Statistics (ABS), approval for new residential and non-residential buildings moderately rose in January and February after seasonal adjustment. However, the approval rate is still way behind from January 2018 and is the lowest since October 2014. This deterioration is deemed caused by the increased difficulty around home loan lending plus the expected increase in house prices in coming years. It further impacts homeowner spending on house fittings, furnishings, and appliances.

The largest declines in Australia were recorded in the populous states like New South Wales, Victoria, and Queensland.

How to get Australian Building Approval?

Australian building approval must be acquired before the construction materialises, and with certain agreements that must be followed throughout the construction cycle.

First and foremost, appoint a licensed person as a certifier and apply for building approval. Once the certifier has released a commencement notice with no further issue - especially against the law - work can finally start.

When hiring for the construction, it is important to ensure that the people engaged are suited for the job, appropriately skilled, knowledgeable, and, where applicable, are licensed. This ensures that the project is well executed and completed within the given time and budget.

For the duration of the project, different inspections will be performed to guarantee that it is still inline with Australian building codes. A certificate for legal occupancy or use of the building will be issued accordingly.
